Tucson real estate : Pima County foreclosure notices decline

Tucson real estate : Foreclosure notices issued in Pima County during October 2011 fell 20% compared to the same time last year. In Oct 2011, there was 816 foreclosures notices filed, compared to 1,019 notices filed in October 2011. Hurray!

Foreclosure notices kick-start the foreclosure process by notifying the home owners that their property has been scheduled for auction. To date, Pima County has less notices filed in 2011 compared to 2010.  From Jan – Oct. of 2011, there have been 8,043 notices filed. From Jan – Oct. of 2010, 9,958 notices have been filed.

Tucson real estate : 6325 N Pinnacle Ridge Drive, a foreclosure property, closed yesterday for $605,000.  That’s $136/sqft.  Over the past 6 months, this is the only sale, in the subdivision, below $700,000.  Pinnacle Ridge is a gated community in the Catalina Foothills that consists of home built after 2000 between 3,500-4,500 sqft.

Here is a comparable market analysis, of the Pinnacle Ridge subdivision, going back 6 months.  You will see over the past 6 months, 3 homes have sold with medium sold price of $157/sqft. Currently there are 4 homes for sale in Pinnacle Ridge (ranging from $648,000 – $799,000). The medium asking price in the subdivision is $201/sqft.

Tucson real estate : Well, at least Beverly Hills has high-end home buyers

Tucson real estate : Last week, the most expensive home of the year sold for $2.95mm in Tucson. At the current rate of sales, there is more than 10 years inventory of homes with a list price above $2mm in the Tucson area.

At least Beverly Hills has a strong high end housing market….. In 2011 thus far, 25 homes with a list price above $10mm home sold in the Beverly Hills area.  That’s up 16 & 21 sold over the same period in 2006 & 2007.

I think some of those buyers should come to Tucson!!! Think of how much value they could get for their money….

Tucson real estate : American mobility at record low, hurts AZ housing market

Tucson real estate : Americans are staying put. Currently US mobility is at its lowest since World War II. Due to the declining economy, US residents are stuck in one place and unable to move around the country. They are largly stuck because their homes are worth less than they own and they can’t afford to sell their homes and move. The retired population has been hurt by the declining economy as well and are buying fewer second homes or relocating.

This is a problem for states like AZ that depended on population growth, and seasonal or retired transplants to support the growing housing market.
