Tucson real estate : What Are Foreclosures & Short Sales?

Tucson real estate : Bank owned properties and “short sales” can present buying opportunities. Be aware though that purchasing these types of properties will require additional approvals from the property owner’s lender(s), and therefore often lengthen and complicate the transaction process.

Foreclosure:

The legal process by which a lender or creditor exercises its legal rights to sell the property which was security for its loan at public auction and the owner’s rights are terminated. Bank Owned Properties are those properties where the property was acquired by the former owner’s lender after such an auction.

Short Sale:

A “short sale” is a real estate transaction in which the sales price is insufficient to pay the loans(s) encumbering the property, in addition to the costs of sale, and the seller is unable to pay the difference. The approval of the seller’s lender(s) is required for the sale to proceed.

Tucson real estate : Occupy Tucson pickets foreclosure auctions at courthouse

Tucson real estate : More than two dozen Occupy Tucson participants left Veinte Agosto Park and headed to Pima County Superior Courthouse to protest foreclosure auctions. Every weekday, foreclosure auctions occur on the courthouse steps. Protestors climbed the courthouse steps and chanted “Banks got bailed out! We go sold out!” Courthouse security asked the protestors to leave the courthouse steps and stay on the sidewalk. The protestors moved to the sidewalk. The auctions continued despite the protests.

Tucson police said they receive reports stating the crows was “loud and disrupting some court proceedings”. An attorney for some of the protestors said as long as the protestors stay on the sidewalk and don’t interrupt courthouse proceeding they are within their legal rights.

Tucson real estate : Catalina Foothills home sells for 45% of original list price

Tucson real estate : Wow… even I was surprised by this one. 4085 N Black Rock Drive located in the gated community of Sabino Mountain sold for $675,000 ($199/sqft).  The home was first placed on the market on 6/10 for $1,500,000!!! I had mentioned this home as a good deal on my blog before.  Even I didn’t think it would sell for such a low price. Wow.

The home had some of the best views in Tucson and was in pristine condition (I’ve seen it before). This sale is going to set a new comp. for both Sabino Mnt. and the surronding area.

Sellers, if your buyers are obtaining financing, your home will have to pass an appraisal. If the home does not pass the appraisal, the buyers CAN NOT obtain financing and can walk from the sale. Sales like 4058 Black Rock, foreclosures and short sales will be considered when the appraised value of your home is determined.  Ask you Realtor for a comparable market analysis before you determine you home’s asking price.  A comparable market analysis reviews comparable sales in your area (foreclosures & short sales are included!). Buyers and appraisers will already have this information!

Tucson real estate : Tucson land report October 2011

Tucson real estate : As of October 2011 active lots and land was 1,796, a 5% decrease from October 2010. There were 31 closings in October 2011, 7% above October 2010. Months of Inventory was 57.9, down from 65.0 in October 2010. Median price of sold lots and land properties was $28,000 for the month of October 2011, down 36% from October 2010. There were 33 new lots and land properties under contract in October 2011, up 57% from October 2010.

Tucson real estate : Oro Valley October 2011 housing report

Tucson real estate : As of October 2011 active inventory was 381, a 16% decrease from October 2010. There were 36 closings in October 2011, virtually unchanged since October 2010. Months of Inventory was 10.6, down from 12.6 in October 2010. Median price of sold homes was $220,500 for the month of October 2011, down 7% from October 2010. Oro Valley had 59 new properties under contract in October 2011, up 59% from October 2010.

Tucson real estate : October 2011 luxury housing report

Tucson real estate : As of October 2011 active luxury inventory (home ablove $800k) was 240, a 26% decrease from October 2010. There were 7 luxury closings in October 2011, 40% above October 2010. Luxury months of Inventory was 34.3, down from 65.2 in October 2010. Median price of luxury sold homes was $1,170,000 for the month of October 2011, up 11% from October 2010. The Luxury market had 10 new luxury properties under contract in October 2011, up 25% from October 2010.
