Tucson real estate : $1.4 million home sale in The Canyons

Tucson real estate: 7203 N Cloud Canyon Place sold for $1.4 million ($251/sqft). The 5,557 sqft home, built in 2000, was first place on the market in Aug. 2007 for $2.75 million. The home is located in the super luxury gated community of The Canyons (located at the top of Alvernon in The Catalina Foothills).

Here is a comparable market analysis of The Canyons going back 6 months. The above sale is the only home in the subdivision to have sold over the past 6 months. Currently there are 7 homes for sale in the subdivision with a medium asking price of $3.2 million ($449/sqft). Based on the above sale, it appears there are some sizable difference between buyer & seller expectations in The Canyons.

Tucson real estate : new home construction up

Tucson real estate : Tucson new home construction was up in october 2011, compared to the previous month.  However, new home construction for the year is projected to be down.

In Oct 2011, 108 permits were issued compared to 101 in September 2011. For all of 2011, 1,400 permits are expected to be issued. In 2010, 1,865 permits were issued.

Tucson real estate : Big home in Stone Canyon sells for 52% of original list price

Tucson real estate : 14251 Giant Saguaro Pl, located in the super luxury gated subdivision of Stone Canyon (in Oro Valley) sold for $1,895,000 ($278/sqft).  The home (5,739 sqft) was first placed on the market in April 2008 for $3,600,000.

Stone Canyon, located in the Rancho Vistoso area of Oro Valley currently has a number of homes for sale and some deals to be found.  Here is a comparable market analysis for the subdivision going back 6 months. Currently the subdivision has 15 homes for sale and 3 homes have sold over the past 6 months. That’s over 3 years of inventory…. The medium asking price in the subdivision is $1,695,000 ($358/sqft). The medium sold price, in the subdivision over the past 6 months, is $1,350,000 ($278/sqft). Currently Stone Canyon appears to have some differences in buyer & seller expectations!

Tucson real estate : Foreclosures vs. short sales

Tucson real estate : People often ask me, about the difference between a foreclosure and a short sale. Below find a brief explanation of both and their current impact on the Catalina Foothills & Oro Valley housing market.

Short sale: Real estate sale where the proceeds are less than the balance of debts secured by a property and the property owner cannot afford to repay the difference. At the close of a short sale the lender(s) are essentially accepting less than the total amount due on the mortgage. Lenders are not obligated to agree to a short sale and not all sellers or properties qualify. 

Foreclosure: Property owner defaults on their loan and the lender(s) engage in a legal process to satisfy the debt secured by the property. The lender(s) may either take ownership of the property or have the property sold to pay off the debt.

Buyers often find foreclosure and short sales (collectively known as “distressed sales”) attractive since they tend to be aggressively priced. Don’t be fooled though, there are plenty of homes for sale that are not distressed and are also aggressively priced. Tucson real estate : Lenders don’t record deeds before starting foreclosure process

Tucson real estate : The AZ Supreme Court issued an opinion today stating that debt holders do not have to record the transfer of a mortgage from one lender to another before the foreclosure process can start. The court stated that nowhere in the existing law governing trustee sales does is there a requirement that a deed assignment be recorded the foreclosure process starts.
