Tucson real estate : 7501 N Mystic Canyon Drive (in Pima Canyon) closed today for $1,100,000.  The home was first placed on the market on 8/11 for $1,250,000 and had no price reductions. 

Considering there is currently 3 years of inventory of homes with a list price above $1million, in the Catalina Foothills, this sale is fantastic. 7501 Mystic Canyon went on the market, received an offer and closed in less than 4 months.  Shows there is demand for luxury homes that are priced correctly!

Tucson real estate : 5725 Piedra Seca just came on the market today for $359,555 ($118/sqft).  This foreclosure home was recently remodeled, has 4 bedrooms, a pool & is in the Manzanita elementary school district.  Wow.  I’m going to go on a limb here and say this is the best deal in the Catalina Foothills I am aware of!!!

Tucson real estate : $15,900,000 Catalina Foothills home for sale

Tucson real estate : 7474 N Catalina Ridge Drive is back on the market for $15,900,000.  The home. located in the super luxury gated community of Cobblestone, is 25,000 sqft and is the most expensive home for sale in the entire Tucson area. 

The home has been on and off the market since 2003 when it was first listed for $17,500,000. In 2004, the price was briefly reduced to $13,500,000 and then raised to $19,500,000 in 2005.  In 2006 the price was again raised to $22,000,000.  Over the past 10 years the most expensive home sale in the Tucson area was for $6,000,000 (in Ventana Canyon).

Tucson real estate : Stone Canyon mansion sells for 30% of original list price

Tucson real estate : 1130 Tortolita Mountain Circle recently sold for $1,300,000 ($177/sqft) which is 30% of its original list price.  The home located in the super luxury gated community of Stone ,anyon (Oro Valley) was first listed for $4,200,000 in 12/07.  This 7,312 sq ft home had a series of price reductions and eventually fell into foreclosure. For a home in the Stone Canyon subdivision to sell below $200/sqft is unusual.
