Foothills luxury home originally listed for $3.9mm, sold for $1.8mm
6959 N Javelina Tucson, in Skyline CC, was originally listed for $3.9mm in 2007. Since then the home has been on and off the market and has had numerous price reductions.
Today the home closed for $1.8mm.

April 2011, has been a good month for Catalina Foothills Estates 10; a subdivision located in the Foothills off of Hacienda Del Sol.
So far, in April 2011, there have been two homes that have sold for more and $1million in all of the Foothills and Oro Valley. Both were in Catalina Foothills Estates 10!!!
4655 Placita Roca Blanca, built in 2007, sold for $1,525,000 ($317/sqft). 3252 E Camino Boscaje, built in 2008, sold for $1,899,900 ($314/sqft).
That’s good for the market and very good for Catalina Foothills Estates 10!
1st $2 million plus home sale in 2011!
Finally some good news for the luxury housing market! The Tucson area had its first $2 million plus home sale. The home, a foreclosure built in 2009 on 4 acres, is located in Saguaro Ranch in Marana and sold for $2.1 million. That’s $288/sqft.
The Canyons divide even greater!
Currently, there are 6 homes in The Canyons for sale with an avg. asking price/sqft of $557.71. The medium price of a home in The Canyons is $3.49 million.
Problem is, there have only been 2 homes, in all of Tucson that have sold for over $2million in all of 2010. Neither of these homes sold for more than $2.2million.

The Pima Canyon divide!
Currently there are 19 homes for sale in Pima Canyon with an average asking price of 402.09/sqft. Only 3 of there homes are below $1mm.
Problem is, only 3 homes have sold in, in Pima Canyon, over the past 6 months with an avg. selling price of $324.52/sqft. Two of the homes that sold had a price reduction of over $1mm.

Tucson luxury housing mkt. July 2010
As of July 2010 active luxury inventory was 338, a 23% decrease from July 2009. There were 7 luxury closings in July 2010, 36% below July 2009. Luxury months of Inventory was 48.3, up from 39.9 in July 2009. Median price of luxury sold homes was $915,000 for the month of July 2010, down 33% from July 2009. There were 15 new luxury properties under contract in July 2010, down 6% from July 2009.
Tucson main mkt. July 2010
As of July 2010 active inventory was 7,047, a 14% increase from July 2009. There were 792 closings in July 2010, 32% below July 2009. Months of Inventory was 8.9, up from 5.4 in July 2009. Median price of sold homes was $150,000 for the month of July 2010, down 11% from July 2009. There were 1,296 new properties under contract in July 2010, up 21% from July 2009.
