January 2015: Oro Valley Housing Report

Oro Valley Real Estate : In the Oro Valley area, December 2014 active inventory was 316, an 11% increase from December 2013. There were 64 closings in December 2014, a 33% increase from December 2013. Year-to-date 2014 there were 693 closings, virtually unchanged from year-to-date 2013. Months of Inventory was 4.9, down from 5.9 in December 2013. Median price of sold homes was $250,500 for the month of December 2014, down 9% from December 2013. The Oro Valley area had 53 new properties under contract in December 2014, up 8% from December 2013.

Dove Mountain Housing Report : In the Dove Mountain area, October 2014 active inventory was 147, a 30% increase from October 2013. There were 18 closings in October 2014, a 6% increase from October 2013. Months of Inventory was 8.2, up from 6.6 in October 2013. Median price of sold homes was $275,300 for the month of October 2014, down 21% from October 2013. The Dove Mountain area had 19 new properties under contract in October 2014, up 12% from October 2013.

The Oro Valley area had 58 new properties under contract in October 2014, up 16% from October 2013.

Tucson real estate : In the Tucson North area, August 2014 active inventory was 550, a 22% increase from August 2013. There were 95 closings in August 2014, a 5% decrease from August 2013. Months of Inventory was 5.8, up from 4.5 in August 2013. Median price of sold homes was $327,000 for the month of August 2014, up 10% from August 2013. The Tucson North area had 121 new properties under contract in August 2014, up 15% from August 2013.

The Oro Valley area had 83 new properties under contract in March 2014, down 18% from March 2013.
