Tucson Real Estate : I will be holding 6103 Pinnacle Ridge on Oct 9th from 1-4pm. At $695,000 it’s priced to sell. If you would like to see the home please come by!

Pinnacle Ridge is a gated community (near Potantoc & Skyline Dr). Most of the homes were built after 2000. Many of the homes are well priced in Pinnacle Ridge right now and there is value for buyers!

Here is a comparable market analysis for Pinnacle Ridge going back 6 months. Currently there are 4 homes for sale in the subdivision and 2 have sold over the past 6 months. Amazingly the medium asking price for a home in Pinnacle Ridge is $672,000 and the medium sale price (over the past 6 months) is $767,500!!! Very unusual to find the asking prices to be less than the solds….

Tucson real estate : Sept. 2011 foreclosure notices decline from Aug.

Tucson Real Estate : After spiking in Aug. 2011, the number of foreclosure notices issued in Pima County, declined in Sept. 2011. The notices infor property owners inform property owners that thier loan is in default and an auction has been scheduled.

There were 797 trustee-sale notices filed in Sept 2011; down 13% from Aug. 2011 & down 27% from Sept. 2010. In total, fewer foreclosure notices have been filed in 2011, compared to 2010. From Jan-Sept 2011, 7,227 foreclosure notices have been filed in 2011. During the same time period last year, 8,939 notices were filed.

7301 N Cathedral Rock Rd is the latest home to sell in Cobblestone. The home closed today for $1,170,000.  It was first listed on 12/10 for $1,349,000.

Here is a comparable market analysis, for Cobblestone, going back six months. The housing market in Cobblestone is looking reasonably balanced right now!  Currently there are 3 homes for sale in Cobblestone and 2 have sold over the past 6 months. The medium asking price is $1,350,000 and the medium selling price (over the past 6 months) is $1,235,000. Go Cobblestone! It’s nice to see a luxury housing community were buyer and seller

Tucson real estate : Right now there are two homes with an asking price below $850,000 in Pima Canyon. This is unusual since the vast majority of homes in Pima Canyon have a asking and selling price above $1,000,000.

7303 Mystic Canyon Drive has an asking price of $825,000. 7373 Mystic Canyon Drive has an asking price of $849,500.

There are currently 17 homes for sales in Pima Canyon. Here is the comparable market analysis going back 6 months. You will see there is a bit of a gap between supply and demand in Pima Canyon. The medium asking price is $1,395,000 and the medium sale price is $1,075,000. There has been 4 sales over the past 6 months.

Tucson Real Estate :  6356 N Camino Padre Isidoro (near Skyline & Orange Grove) sold for $300,100 which is $6,000 above the home’s asking price. The home was a foreclosure sale.

The home was purchased by the former owners on 11/06 for $500,000. And some people was the prices of foreclosure homes are not flexible…

Tucson real estate : 5151 N Calle Ladero , a short sale property located in the Tucson Catalina Foothills, has sold after 1,047 days on the market for $1,255,000. Best part is the home sold for $5,000 more than its list price ($1,250,000)!!! Who says pricing is not flexible in the luxury housing market…..

The home was 1st listed on 8/08 for $2,590,000. It’s been reduced ever since… Did I mention the homes was 8,138 sqft? Over the past two years, only two other homes with a square footage greater than 8,000sqft have sold.
