Tucson real estate : Catalina Foothills home sells for 45% of original list price

Tucson real estate : Wow… even I was surprised by this one. 4085 N Black Rock Drive located in the gated community of Sabino Mountain sold for $675,000 ($199/sqft).  The home was first placed on the market on 6/10 for $1,500,000!!! I had mentioned this home as a good deal on my blog before.  Even I didn’t think it would sell for such a low price. Wow.

The home had some of the best views in Tucson and was in pristine condition (I’ve seen it before). This sale is going to set a new comp. for both Sabino Mnt. and the surronding area.

Sellers, if your buyers are obtaining financing, your home will have to pass an appraisal. If the home does not pass the appraisal, the buyers CAN NOT obtain financing and can walk from the sale. Sales like 4058 Black Rock, foreclosures and short sales will be considered when the appraised value of your home is determined.  Ask you Realtor for a comparable market analysis before you determine you home’s asking price.  A comparable market analysis reviews comparable sales in your area (foreclosures & short sales are included!). Buyers and appraisers will already have this information!
